When potential buyers make an offer, we have the expertise to negotiate price, terms, possession date, the transfer of any personal property and the assignment of any contracts or leases involved.

When the Buyer agrees to buy your property, we are aware of, and experienced with, the normal inspection expectations and the legal rights and duties of each party regarding disclosures on the property as well as the transaction as a whole.

Often times the acceptance of an offer is just the beginning step of skillful negotiations. Unexpected situations can arise with termite or other inspections and pull you back into negotiations. Buyer’s remorse is another issue that may require an experienced and tactful negotiator.

The number one source of finding buyers is through other real estate professionals. The reason: the Multiple Listing Service or the MLS.

The MLS is a local / nationwide service that is available to realtor members for a fee. It is by far the most common way of marketing a property or locating a property. When Sonoma County Home Hunter lists your home or investment property on the MLS it immediately becomes available to over seven thousand realtors. For maximum visibility we include photographs and are as detailed as possible on listing features and amenities.

The next step is creating a professional flyer or brochure that highlights your home. This flyer will be used at Open Houses, distributed at local real estate meetings and sent to all local real estate offices. Our goal is to create maximum exposure in the marketplace. Other sources we frequently use for advertising include: The Press Democrat, The Home Guide, and Homes & Land Magazine. When appropriate, we also send mailings to neighborhoods that have homeowners that would possibly be looking to “buy up”. For investment properties, we often target market by mailing to other investment property owners or multiple property owners who are likely to be motivated to add to their portfolios. Experienced Transaction Management

Managing a real estate transaction, from the simplest residential sale to a commercial sale involving leases and multiple owners, is a complex and time consuming endeavor. Attention to detail and a vast knowledge of required inspections, contingency removals, loan commitments and disclosure forms is key to a successful transaction.

Many details are involved prior to a sale becoming final and it is important that our clients feel secure in our ability to manage every last detail of their transaction.

We have managed a multitude of transactions ranging in value from one hundred thousand dollar condominium purchases to a five hundred forty million dollar acquisition of a publicly traded business. Our broker reviewed over three hundred fifty business agreements in one year and coordinated a multitude of merger and acquisition deals. In addition, he has advised clients, formed and drafted agreements for asset and stock purchases, corporations, partnerships, limited liability companies, joint ventures, equity sharing agreements, private placements and a multitude of other real property transactions.

We have our own website that has links to over 500 websites that provide information on properties or life in Sonoma County. It also features our current listings and allows users to access other properties on the Multiple Listing Service in seven counties. By providing this service to our website visitors we attract a greater number of visitors that will view your property.

Foreclosure Expert:

If you are a real estate investor or would like to be one, I can help you! My background includes a lot of real estate investing including researching, fixing, and then selling the properties. My husband and I are real estate moguls. Together we own and manage over 30 properties including, multi-family units, single family residences, apartments, condos and our primary residences. We also buy and sell foreclosure properties. I track and research all the foreclosures properties. When I locate a property that works for us or my investors, then it is purchased, rehabbed, and put on the market to sell to buyers. I now provide a staging service for my listings for a reasonable fee. A staged home sells much quicker than a vacant or cluttered home that is priced right. There is no comparison!

My Background:

I grew up in Petaluma and moved to Santa Rosa after I got married in 2002. I have been a licensed agent since 2003. I started my real estate career at TouchStone Properties. During this time I was trained by a highly skilled broker/attorney who thoroughly trained me and provided the legal background information that goes with real estate. I have been a real estate broker since Feb. 2008. I have a solid sales background. I worked as a Regional Sales Representative for a high profile wholesale gift company for over 10 years. My position included managing a territory of 12 USA states (southern USA was my territory). I traveled multiple times each year to wholesale gift shows in my territory and to the World Trade Center. I created a demonstration booklet that was used by the company to market their products and create a larger sales volume for the client's stores. I also traveled to key accounts all over throughout my territory and to Canada where I trained them how to use the products most effectively which generated a higher sales volume for them. My experience included marketing and new design ideas for the company. I also worked as an outside Sales Representative in Florida for the same company. Some of my clients included, Michaels, Cape Craftsmen, Home Sweet Home, and Disney World! I received several awards for outstanding service and as their top producer.

I possess 11 years experience as a Communications Police Dispatcher and CTO (Communications Training Officer). This career required extreme diligence while remaining calm under extremely stressful emergency situations. It also required me to be very detail oriented at all times. This job included handling multiple transactions simultaneously including helping the public at the front counter, operating multiple police radios, answer in coming 9-1-1 calls and all non-emergency calls while working solo! I also trained all the new recruits for communications. I re-invented their 400 page training manual and training tests. Other departments adopted my book for their communications department. I have a life long history of integrity. I received multiple commendations and I was named dispatcher of the year for 3 years!

I belong to North Bay Association of Realtors. I operate under the code of ethics.

My interest includes but is not limited to: Art, music, cooking, golfing, hiking, swimming, anything outdoors, traveling, meeting new people, social gatherings and I love to entertain at our home!
